In a tenancy in common each tenant owns an undivided interest in the entire estate. It is sometimes spoken of as a "sole and several tenancy". The unity of possession in a tenancy in common is a several unity, not a joint unity as in joint tenancy. A several unity permits alienation of a tenant in common's interest in the estate without destroying the common tenancy relationship between the co-owners.... (Cartwright, 1972, p. 866).
