Terme proposé par l'auteur pour remplacer l'expression "détérioration physique incurable" qui désigne "[une] détérioration de matériaux qu'on ne peut réparer à un coût inférieur ou égal à l'accroissement de valeur suscité par cette réparation. Il est techniquement possible de pallier la détérioration [irréparable], mais l'acheteur prudent n'entreprendrait pas ce genre d'investissement si l'augmentation de valeur résultante ne correspondait pas au coût de la réparation."
