A type of contract in which the price is established at the signing and remains fixed, provided no changes in requirements are made.

There are many variations of the fixed-price contract, depending on its specific provisions: firm fixed price contracts, fixed-price incentive contracts, etc. As well, fixed-price contracts may be either of the lump-sum type or of the unit-price type.

Building contracts may be broadly divided into Fixed Price Contracts and Cost Reimbursement Contracts. The Fixed Price contracts may be either Lump Sum contracts, in which the contract sum is predetermined and stated in the agreement, or Measurement contracts, in which the contract sum is ascertained on completion by measuring the work done and valuing on the basis of an agreed Schedule of Rates.
