The Real Estate Council of British Columbia is a regulatory agency established by the provincial government in 1958. Its mandate is to protect the public interest by enforcing the licensing and licensee conduct requirements of the Real Estate Services Act. The Council is responsible for licensing individuals and brokerages engaged in real estate sales, rental and strata property management. The Council also enforces entry qualifications, investigates complaints against licensees and imposes disciplinary sanctions under the Act.... The Council is also responsible for determining what is appropriate education in real estate matters for individuals seeking to be licensed as real estate practitioners and arranging for licensing courses and examinations as part of the qualification requirement for licensing. Under the authority of the Council, licensing courses are conducted by the University of British Columbia's Sauder School of Business(Real Estate Division), Vancouver.

Mortgage fraud is a type of real estate fraud that most often hurts the financial institutions that lend money for purchasing property. The most common form of mortgage fraud involves fraudsters acquiring property and then artificially increasing the property's value through a series of sales and resales between the fraudster and someone in cooperation with them.

Mortgage loan fraud in 2006 rose 35 percent over the previous year, the Treasury Department’s Financial Crimes Enforcement Network reports. Loan fraud can involve predatory lending schemes, inflating appraisals, property flipping or falsifying borrower income to qualify for home mortgages.

A "broker" is someone who represents a manufacturer or marketer(his "client") to prospective customers, and receives a commission, usually monthly, in recompense. Brokers do not purchase product. They do not warehouse merchandise. They are not resellers. They are representatives. In fact, their role is not too far afield from the role that exists between a real estate "broker" and his client. A broker takes the place of a clients sales representative without incurring a fixed cost.... Brokers may or may not have an exclusive territory, but often do. Brokers may have exclusivity to an particular "class" of customers within a specified territory, such as military or government customers. Most brokers specialize in a particular area, such as frozen foods, groceries, dairy, even health foods, and nearly all successful brokers represent more than one or two manufacturers.

The western provinces abolished dower but replaced it with homestead rights.... Rights in the homestead include the right to refuse consent to a change of homestead or to its sale(sales made without consent are void), a life estate in the whole of the homestead to the surviving spouse, and certain immunity from seizure of the homestead by creditors.... Homestead rights give the wife somewhat better protection than does dower : during her husband's lifetime she can prevent the sale of the homestead completely; and if she survives him, she has an exclusive life interest in the whole of the homestead rather than the one-third interest of dower. Homestead rights are less cumbersome than dower-they do not affect other real property of the spouse.
