One of the requisites of a lease,... is that there should be sufficient words of demise. Words in ordinary use are demise, "grant", "lease", and to "farm let", but, as stated in "Bacon's Abridgement" whatever words are sufficient to explain the intent of the parties, that the one shall divest himself of the possession, and the other come into it, for a determinate time.(Adkin, 17th ed., 1973, pp. 39-40). 1, record 1, English, - words%20of%20demise

A grant; it is applied to an estate either in fee or for a term of life or years, but most commonly to the latter; it is used in writs for any estate. Thus, in the old books, copyholds are said to be demisable by copy of court roll, meaning that the lord can grant them according to the custom of the manor. In its ordinary sense, to demise is to grant a lease of lands or other hereditaments.(Jowitt, p. 588) 1, record 3, English, - demise
