Conditional Use Zoning. A request for rezoning may include conditions which restrict the use of the land further and more particularly than the basic zoning category does. Example : a property owner applies to rezone his property from R-10(medium density residential) to O&1-2(office and institutional). This office zone has no building height limit. After discussion with nearby residents, who object to the construction of a tall building on this site, the property owner includes a condition with the rezoning request; the condition limits building height to, say 50 feet. The conditions are attached to the zoning and are enforced as zoning regulations. Conditional use zoning permits modifications of the zoning regulations, to fit the particular needs of a situation. It is often thought of as a bargaining tool. 2, record 13, English, - conditional%20use%20zoning

FAR(floor area ratio) : the gross floor area of the building to the area of the lot on which it's built. Each zoning district classification contains an FAR limit. A building can contain floor area equal to the lot area multiplied by the floor area ratio(FAR) of the district in which the lot is located. In a zone where the permitted FAR is a maximum of 1. 0, a 40, 000 sq foot lot(approximately an acre) could have 40, 000 sq ft building. Staying within the Far limit, a developer might build a 4-story building at 10, 000 sq ft per floor, or a 2-story building at 20, 000 sq ft per floor. Height rules permitting, it could also be a 10-story building at 4, 000 sq feet per floor. If the FAR is 4. 0(the greatest FAR currently permitted in Cambridge), the same lot could have a 160, 000 sq ft building. Parking areas, cellar space, floor space in open balconies, elevator or stair-bulkheads, and other non-habitable space within the building do count as part of the FAR. 2, record 14, English, - floor%20area%20ratio%20limit

In France, the central government sets a national Floor Area Ratio limit of 1, and 1.5 in the Paris region (the Plafond Légal de Densité). Regardless of what density is permitted in a local POS or ZAC, developers who wish to build above the nationally permitted FAR must purchase the rights to do so from the municipality. This system is technically a form of betterment recoupment, since it applies to land whose value has been raised primarily because of planning and zoning allowances. 1, record 14, English, - floor%20area%20ratio%20limit

Retort technology... charcoal processes... The Lambiotte continuous carbonization process is related to the multi-stage type reactor.... Wood is fed continuously through a vertical cylinder into a retort. There, it undergoes three different treatments, moving slowly down to the bottom of the retort. In the first, it is dried, in the second, the charcoal process takes place, and in the third, charcoal is cooled. For the drying stage, pyroligneous gases are removed from the carbonization zone and fanned to the drying zone where they burn with a controlled supply of air. For the cooling stage, gases are removed from under the carbonization stage, where tars have been cracked, and reinjected at the bottom of the retort after having crossed a water cooled system. The sufficiently cooled charcoal is extracted from the bottom of the retort. The level of raw material inside the retort is kept at the maximum height possible. The excess of gas(50%) is generally flared off but can be directed through a by-product recovery system as for the Sific process. The process is fully automated. 1, record 21, English, - Lambiotte%20continuous%20carbonization%20process

Les calories du charbon de bois sont en partie récupérées et le bilan matière comme le bilan énergétique sont particulièrement bien calculés dans ce procédé. The latter is a zone of water in which restricted sedimentation of the sludge will take place at constant speed. 1, record 24, English, - compression%20height

1, record 24, French, - hauteur%20de%20compression
