Mortgage managers source their loan products from different wholesale lenders and work across these to find the best deal for you. Also, unlike brokers, mortgage managers are often authorised to approve home loans on behalf of the lenders, meaning there are fewer hoops to go through and less time waiting to get approved.

Mortgage refinancing : refinancing a mortgage means paying off a current mortgage and replacing it with a new one. This can be done with the existing bank(lender) often named renewal or via another bank(lender). There are many unique reasons why homeowners refinance : to obtain a lower interest rate; to shorten the term of their mortgage; to change the type of mortgage; to access the home's equity for other needs; mortgage refinancing when moving and buying a home; to consolidate debt; to be able to convert part or all of [the] mortgage interest to be tax-deductible in Canada.

The operation of the St. Andrews dam, constructed downstream by the federal government between 1903 and 1910 resulted in the gradual erosion of the river bank and forced the plaintiff in 1986, to abandon her home and to construct a new one farther away from the river. The plaintiff in this action, initially representative in nature, claimed damages for past injury. She also claimed in nuisance, seeking declarations tha there was a continuing nuisance, as to breach of duty and as to interference with riparian rights, and prospective damages.
