CONT

DEF

Depository financial institution whose primary function is promoting personal savings(thrift) and home ownership through mortgage lending. Thrift institutions hold most of their assets in mortgages and collect most of their deposits from consumers. Savings and Loan Associations, Savings Banks, and Credit Unions are all considered thrift institutions. Thrift institutions, at one time restricted to mortgage lending, have gained parity with commercial banks over the last 20 years and many thrifts offer the same range of nonmortgage credit services-credit cards, auto loans, home equity loans, and business loans-available from commercial banks.

A Home Equity Line of Credit(often called HELOC, pronounced HEE-lock) is a loan in which the lender agrees to lend a maximum amount within an agreed period(called a term), where the collateral is the borrower's equity in his/her house. A HELOC differs from a conventional home equity loan in that the borrower is not advanced the entire sum up front, but uses the line of credit to borrow sums that total no more than the amount, similar to a credit card.

CONT

A Home Equity Line of Credit is simply a revolving Line of Credit that allows you to use the equity in your home to borrow money.

CONT

Both a home equity line of credit(home equity credit line) and a home equity loan are secured by the equity in your home.

A piggyback mortgage loan is a second loan that closes at the same time as the first mortgage loan. Typically the first mortgage loan is only 80 percent of the home value. ... A piggyback loan is usually for 10 percent of the remaining balance, after that the purchaser has to come up with the rest as a down payment.

CONT

Homeowners who don’t have 20 percent for a down payment and don’t want to pay PMI can opt for a piggyback loan, which is essentially a home equity loan that funds a portion of the down payment.

CONT

The disadvantage of a piggyback loan is that it could take as long as 10 years to pay off your second loan.

OBS

Piggyback mortgages are also called 80-10-10 loans

OBS

Home equity conversion is commonly understood to be the generation of cash by borrowing against home equity from a lender. The home is mortgaged by the borrower to provide an interest to the lender. The borrower retains occupancy rights until the loan has to be repaid because the cash is generated from home equity through a mortgage loan, rather than through the sale of the home.

OBS
