A share that is similar to a preferred share, except that its price fluctuates very little, since dividends are fixed at about 65 to 75 per cent of the prime interest rate. Consequently, a floating-rate preferred share has the appearance of a bond, but from the point of view of the shareholders, the income generated from such shares is not declared as interest income(as in the case of a bond) but rather as a dividend that entitles the holder to a dividend tax credit. 3, record 14, English, - adjustable%20rate%20preferred%20stock

The first step in the development method is to lay out the most economically feasible subdivision plan and estimate the gross income from the sale of the lots, as if the tract were fully subdivided and sold. From the anticipated gross revenues, the next step is to deduct the total cost of development : the cost of installing streets and utilities, the expense of marketing the lots, interest charges on money borrowed, the cost of administration; professional fees, taxes, overhead, and the developer's profit for undertaking the venture. The balance is presumed to be the value of the raw land-the price which a developer would likely pay for the tract "as is", to be used for subdivision purposes. 1, record 20, English, - development%20method

Luckily, the Federal government realizes the needs for graduate level study, that's why it suggests the Stafford Loans program in order to supply a diversity of graduate student loans. You should complete a free application for student assistance(FAFSA loan) and then make a decision which loan path to follow. Stafford graduate student loans are managed by the graduate schools to which you are appealing, but they are given by the government. One of the greatest benefits of Stafford graduate student loan is the fact that you will be permitted a half-year grace period that follows your graduation before you should begin your payments. If the government chooses your application, they supply you with a list of their accepted creditors. Only students who have not neglected on other loans are eligible for this kind of loan. If your income is too low, you may pretend to your graduate student loans financed by the government. It means that when you are entered in graduate school, you will not be accountable for the interest on your lend. If your income level is high enough, the interest on your loans will be joined to the principal which you should to pay off. 1, record 48, English, - Stafford%20Loans

Many important wildlife habitats are found on private properties, such as cottages, woodlots, ranches and farms. The people who own these lands play an important role in protecting such habitats by limiting certain activities and practices, and encouraging restoration and stewardship. But what happens if they can no longer care for their property, or it passes out of their hands? Since 1995, Environment Canada's Ecological Gifts Program has enabled individual and corporate landowners to protect their cherished piece of nature forever by donating ecologically sensitive land to an environmental charity or government body. An "ecogift" can be a donation of land or a partial interest in land-such as a conservation easement, covenant or servitude. In addition to the peace of mind of knowing that the land will be managed by the recipient according to mutually agreed-upon conservation goals and objectives, donors are also eligible to receive income tax benefits for their donation. 1, record 52, English, - Ecological%20Gifts%20Program

1, record 60, French, - r%C3%A8gle%20du%20surplus%20exon%C3%A9r%C3%A9

The Working Group on Cultural Heritage, chaired by Mexico, looks at both tangible and intangible heritage. The role of cultural heritage within the larger cultural and social agenda has been acknowledged by many international organizations. Cultural heritage can be loosely defined as an aspect of cultural diversity, a touchstone of identify, a source of income and employment, and a form of cultural capital. The effective management of cultural heritage can help to reduce poverty, promote social inclusion, and increase civic participation. Intangible heritage, defined as a combination of knowledge systems, customs, traditions and symbols manifested in languages, music, dance and performing arts, festivals, rituals and legends, is of particular interest to INCP member countries. 1, record 66, English, - Working%20Group%20on%20Cultural%20Heritage

Vulture investors are individuals and institutions that come to the aid of, or prey upon, troubled companies. Smart vultures don’t simply buy common shares in a company that is trending toward bankruptcy. Instead, they’ll lend money at extraordinarily high interest rates, or demand a chunk of equity in return for the loan, or demand to buy stock at a discount to the current market price. Frequently, such transactions cause a dilution of the value of the shares held by existing shareholders and create a situation in which the new investors have better claims on a company's assets and income than do existing common shareholders. 3, record 67, English, - vulture%20investor

A simple extrapolation on the economic planning assumptions-nominal income growth of 5 per cent in 1996 and interest rates unchanged from 1995-should generate fiscal savings of this amount. For example, 5 per cent growth in nominal income, coupled with an average effective tax rate of 17 per cent, should generate about $7 billion in additional budgetary revenues. Such a nominal growth profile is lower than that projected by most private sector forecasters. 1, record 98, English, - nominal%20growth%20profile

1, record 98, French, - profil%20de%20croissance%20du%20revenu%20nominal

The Interest Relief Plan, as a component of the Canada Student Loans Program, helps full-time or part-time students who are finding it difficult to pay back their federal student loans because of low income. Under the Plan, the Government of Canada pays the interest on Canada student loans and, during this time, the student does not have to make any loan payments. Interest relief is normally approved for 3 month periods for a maximum lifetime benefit of up to 18 months and is available within the first five years of repayment for full-time students. Part-time students may receive interest relief one month after receiving their loan. 2, record 99, English, - Interest%20Relief%20Plan

2, record 99, French, - R%C3%A9gime%20d%27exemption%20d%27int%C3%A9r%C3%AAts
