Subject field(s)

DEF

A priority right allowing its holder (the creditor) to demand payment from a debtor before any other creditor, when the debtor is in default of payment.

CONT

Because [public income notes] are unsubordinated(also called senior debt), they have precedence over other loans or securities in the event that the issuing company should default. This means that an investor holding [public income notes] faces less default risk than with subordinated debt... because holders of unsubordinated debt are at the front of the line to be repaid.

  • Urban Renewal
  • Urban Development
CONT

Title l of the 1949 Housing Act authorized federal grants and loans to localities for slum clearance and urban redevelopment, under the condition that there be "a feasible method for the temporary relocation of families displaced from the project area and the permanent provision of decent dwellings at prices and rents within the financial means of such families. "Ostensibly, slum clearance was done to promote the building of low and moderate income housing. However, private developers were largely uninterested in inner-city residential redevelopment when vacant land was readily available at the periphery. The first lesson of urban renewal was clearly taught, if not learned : land clearance does not create demand. Instead, public housing was developed in large scale residential "projects" in urban renewal district.

CONT

A comprehensive understanding of market dynamics is essential to analysis of urban redevelopment projects. Terzo & Bologna, Inc.’s proven expertise in this field has led to the firm being retained for a vast array of urban redevelopment projects to include downtown revitalization and adaptive reuse of special purpose properties such as historic theaters and military facilities.

DEF

Luckily, the Federal government realizes the needs for graduate level study, that's why it suggests the Stafford Loans program in order to supply a diversity of graduate student loans. You should complete a free application for student assistance(FAFSA loan) and then make a decision which loan path to follow. Stafford graduate student loans are managed by the graduate schools to which you are appealing, but they are given by the government. One of the greatest benefits of Stafford graduate student loan is the fact that you will be permitted a half-year grace period that follows your graduation before you should begin your payments. If the government chooses your application, they supply you with a list of their accepted creditors. Only students who have not neglected on other loans are eligible for this kind of loan. If your income is too low, you may pretend to your graduate student loans financed by the government. It means that when you are entered in graduate school, you will not be accountable for the interest on your lend. If your income level is high enough, the interest on your loans will be joined to the principal which you should to pay off.

Under the Plan, the Government of Canada pays the interest on Canada student loans and, during this time, the student does not have to make any loan payments. Interest relief is normally approved for 3 month periods for a maximum lifetime benefit of up to 18 months and is available within the first five years of repayment for full-time students.
