Public record books which are maintained in the official recorder's office, listing all recorded instruments and the "liber"(book) and page numbers where the complete and exact document can be found in the record books. Separate index books are maintained for grantors and grantees so that a document can be located by searching under either name. These books are indexed by year and are in alphabetical order by grantor in the grantor index and by grantee in the grantee index. They contain the following information : kind of instrument; name of grantor; name of grantee; date of instrument; book, page, and date of recording and description. Also called "name-indices. There are two ways that a searcher can circumvent this tedious process of using the Grantee indexes to "go back" on a title. Another lawyer can let him borrow his title abstract... The other method is the use of "tie-in clauses". For example, assume that at the end of the legal description in a 1984 deed from G. H. to I. J., the conveyancer who prepared the deed were to add a clause to the following effect : Being the same lands described in a deed from E. F. to G. H. dated Jan. 7, 1972 and recorded at(Halifax) Registry of Deeds office on Jan. 7, 1972 in Book 2529 at page 47. The searcher wouldn’t waste time searching the Grantee index, starting in 1984-he’d immediately open Book 2529 to page 47 and examine the deed to G. H.(Howlett, 1986, p. 5).

Since the typical recorder’s office may contain thousands of volumes and millions of documents, some form of index is essential so that searchers can locate instruments which affect the land whose title is being searched. Thus the office contains two types of volumes: index books and books which hold the actual copies of the legal instruments. The latter are sometimes called deed books, even though they include other types of documents, such as leases, mortgages and releases in addition to deeds. (Cunningham, Stoebuck and Whitman, 3rd ed., 1984, p. 797).

An index is one of the facilities to be used in making a search for a record; its object is to point out the book and page in which a particular record may be found, and its utility and practical necessity are unquestioned. In many jurisdictions there are statutes requiring a recorder to keep an index of all deeds, mortgages, and other liens or encumbrances.(66 American Jurisprudence, 2nd ed., p. 395).

CONT

In property law, an index is generally defined as a means provided for pointing out or indicating where the record to a certain parcel of realty may be found. (Axelrod, Berger and Johnstone, 1971, p. 551).

Under the grantor-grantee or alphabetical index, pages are assigned in the index to each letter of the alphabet. As an instrument is received at the recorder's office, it is first recorded and then indexed under the name of the granting party on the appropriate page of the index. In addition, the county recorder is usually required to make notations on the grantor's page which disclose the name of the other party to the transaction, the book and page of the record where this particular transaction can be found, a description of the property, the date when the instrument was executed, the date when the instrument was filed for recordation, and the nature of the instrument. These same notations are then made as the transaction is indexed under the name of the grantee or the receiving party. After both steps have been completed, the instrument is considered to have been properly indexed.(Axelrod, Berger and Johnstone, 1971, p. 551).

OBS

The steps in the estimation procedure are the following. First, inventory book values are deflated using an appropriate price index, lagged and weighted to reflect the commodity composition of stocks, the average stock turnover period and the typical accounting method in a given industry. This yields new inventory book values measured at the prices of the base period. The change in this new volume series, referred to as the "physical change", is then revalued by the application of a price index reflecting the average market price prevailing for the current period. This revalued inventory change is called the value of physical change at current prices.
