The legislation relating to registration of title is directed to the manner in which the law and practice of conveyancing are to be adapted to the use of a centrally maintained register of title to land. The 12-hour clock is a time conversion convention in which the 24 hours of the day are divided into two periods called “ante meridiem”(“a. m., ” English :"before mid day") and “post meridiem”(“p. m., ” English :"after mid day"). Alternatively, the twenty-four-hour-clock system may be used. … In the United States, noon is often called "12 : 00 p. m. "and midnight "12 : 00 a. m. "With this convention, thinking of "12" as "0" makes the system logical. The American Heritage Dictionary of the English Language(Fourth Edition, 2000) has a similar usage note on this topic :"Strictly speaking, 12 a. m. denotes midnight, and 12 p. m. denotes noon, but there is sufficient confusion over these uses to make it advisable to use 12 noon and 12 midnight where clarity is required. "Many U. S. style guides(including the NIST website) recommend that it is clearest if one refers to "noon" or "12 : 00 noon" and "midnight" or "12 : 00 midnight"(rather than to "12 : 00 p. m. "and "12 : 00 a. m. ", respectively). … The use of "12 : 00 midnight" or "midnight" is still problematic because it does not distinguish between the midnight at the start of a particular day and the midnight at its end. To avoid confusion and error, some U. S. style guides recommend either clarifying "midnight" with other context clues, or not referring to midnight at all. FAR (floor area ratio): the gross floor area of the building to the area of the lot on which it’s built. Each zoning district classification contains an FAR limit. The Martens Clause is indisputably one of the contemporary legal myths of the international community. Being particularly ambiguous, it has been variously interpreted. The author dismisses the more radical interpretation whereby the clause upgrades to the rank of sources of international law the "laws of humanity" and the "dictates of public conscience". The other, less extreme interpretation, whereby the clause merely serves to reject a possible a contrario argument, is equally without merit. He suggests that the clause was essentially conceived of, at the 1899 Hague Peace Conference, as diplomatic gimmick intended to break a deadlock in the negotiations between smaller and Great Powers. The clause could nevertheless be given a twofold legal significance. First, it could operate at the interpretative level : incase of doubt international rules of humanitarian law should be construed in a manner consonant with standards of humanity and the demands of public conscience. Secondly, the clause, while operating within the existing system of international sources, could serve to loosen-in relation solely to the specific field of humanitarian law-the requirements prescribed for usus whilst at the same time raising opinio to a rank higher than normarly admitted. 2, record 98, English, - Martens%20clause
