There are five ways in which public power is employed in land-use control: prescribing land use--i.e., designating the way land may or may not be developed (e.g., zoning, building restrictions); preventing misuse of land that might injuriously affect the interests of the community (e.g., preventing slum construction or unnecessarily intensive development); preventing the abuse of land (e.g., preventing abortive subdivisions, cut-over lands); regulating the non-use or disuse of land (e.g., taxing to enforce development, clearing unmarketable titles,...escheat); guiding the reuse of land for more appropriate purposes (e.g., urban redevelopment, slum clearance, rehousing). 1, record 1, English, - land%2Duse%20control

... le zonage... est présenté... comme "la" technique juridique par excellence du contrôle de l'utilisation du sol. En effet, les autres techniques telles que lotissement, homologation, expropriation restent considérées comme beaucoup moins courantes et même parfois exceptionnelles. Il s'agit de synonymes géographiques. Au Canada, on parle en termes de «contrôle», et comme en anglais, on applique le mot tantôt à l'ensemble des pouvoirs et interventions exercés par l'autorité publique, tantôt à un seul de ces moyens (p. ex. le zonage est un contrôle de l'utilisation du sol). Les termes français «maîtrise foncière» et «maîtrise des sols», qui ne se prêtent pas à cette deuxième acception de «contrôle», recouvrent des éléments du droit français qui ne correspondent pas à la réalité canadienne, mais il reste que la notion globale est essentiellement la même. 1, record 1, French, - contr%C3%B4le%20de%20l%27utilisation%20du%20sol
