La réalité foncière, c'est l'état actuel du bien-fonds, considérant tous les éléments qui ont présidé à sa formation en regard de ceux qui ont pu le modifier dans le temps. C'est seulement après l'analyse des données recueillies sur le terrain en rapport avec les informations récoltées dans les archives publiques(bureau de la publicité des droits, service de l'arpentage, ministère des Transports, etc.), privées(greffes d’arpentage) et autres sources qu'il sera possible à l'arpenteur-géomètre d’émettre une opinion éclairée sur la réalité et les limites d’un bien-fonds.
